The IPC Building 16 project was for the ground up new construction of a cold, dark shell spec warehouse building, development of site improvements and extensive landscaping, as well as an adjacent 10-acre parking lot. The warehouse is a state-of-the-art cross-load building comprised of 10” flat reinforced concrete floors and concrete tilt-up walls. It features 50’ clear height ceilings, 58’ x 60’ typical column spacing, 194 dock height doors, four grade-level doors, and 7,500-sf of spec office space. The structure is equipped with ESFR fire suppression system, LED warehouse lighting, and up to 8,000 amps; 277/480V; 3-phase (expandable) power. Construction of parking included a 185’ truck court with 60’ concrete aprons, 529 trailer stalls, and 624 automobile stalls. IPC Building 16 was built to LEED® Gold standards with sustainable design and construction elements that included water efficient landscaping, low-emitting materials, optimized energy efficient building systems, and significant amounts of construction waste was diverted from disposal.
